London-based estate agents Felicity J Lord, asked us to redesign their branches, to reflect their exciting new boutique-style brand and ethos.

Each branch interior is designed with a slightly different look, suited to the building and location.

The Chiswick branch is in a crisp white Art Deco building opposite Turnham Green and features a contemporary frontage, with a fresh, minimal interior - including concealed lighting, exposed services and geometric patterned flooring.

The new branches are being rolled out across the capital, each with its very own local feel.

Working closely with Felicity J Lord’s CEO and alongside brand consultant SAS London, part of MSLGROUP London, we developed a totally new look for the spaces, moving away from a traditional office feel, and providing a relaxed, individual environment, more akin to a local cafe than an estate agent.

The entire space was stripped back to a shell and reconfigured to include two work areas, a private meeting corner, kitchen, print room and guest cloakroom, all with a high-end boutique approach.

The sales and lettings teams now work together on long communal 'kitchen tables' allowing for better communication and a more informal feel.

We wanted to reflect the individuality of each area and the personal welcome you receive at Felicity J Lord. A mix of contemporary and vintage furniture provides an eclectic feel, enhanced with personal touches such as fresh flowers, local photography and artwork.

Visitors are encouraged to relax, have a cappuccino and even hang around after they have finished looking at property to use the Wi-Fi and catch up on emails.

In contrast, the Islington branch is a traditional Victorian corner shop location, in one of Upper Street’s most sought after terraces. Felicity J Lord's trademark dusky aubergine paintwork now defines the entire facade, and inside the traditional detailing continues.

Aubergine wall panelling and reclaimed timber flooring are offset by crisp white architectural details. A nest of pendant shades draw the eye from the street, and an upholstered meeting alcove provides a comfortable alternative space to retreat to.

Below stairs, the entire basement used to be wasted on storage but we opened it up, refurbishing the pavement lights and adding ventilation. This created additional workspace so the team could expand, together with a kitchenette and guest cloakroom.

Third partner Ian Chapman, a RIBA Chartered Architect, adds his expertise in contemporary architecture for exciting educational and public spaces.

Their combined experience of 55 years in the industry brings a level of professionalism and creativity to the design and management of your project which is invaluable.

Close affiliations with brand consultants plus graphic and web design teams mean we can also provide a fully coordinated scheme for your retail or business space, down to website, menus or signage, whatever is required.

We work closely with you throughout, following everything through to the smallest detail, and helping you through the process.
That is what we believe makes a great design, even better.

We are design-led, and like to review the way the whole building works, understanding how you use the spaces and suggesting functional and layout changes to improve the way the spaces work together. We design the exterior architecture, the internal layouts and all the interior design and fittings, right down to furniture and accessories. 

We progress the design in stages, working up the outline usually with a multitude of options in the first instance, then gradually firm up the scheme as you clarify which direction you want to go in. Once we have the overall scheme in place we work into the detail and start to specify every element, ending in a production package incorporating everything you need to tender and construct the project.

We can also manage the entire process for you, putting together the project team, gaining planning consent and party wall awards, finding contractors, tendering the works, managing the building contract and monitoring the works on site.

We stick with you to the end, ensuring all snagging is resolved, and produce a completion pack with all necessary certificates, guarantees, maintenance and supplier contact info so you have everything in one place.
